Cala Homes North Home Counties has received planning approval from Braintree District Council for a new development of 238 homes and public open space in the Essex village of Kelvedon.

The former agricultural land off Coggeshall Road will be transformed into a collection of one and two bedroom apartments, two bedroom bungalows and two to five bedroom houses. 40 per cent of the properties will be affordable to meet local housing need, in a mix of shared ownership and rental tenures. Homes have been designed around informal green open space and will include a children’s play area.

As part of the scheme, Cala will deliver two hectares of public open space including a walkway to the fringes of the development and an orchard, as well as swales and an ecological protection area. Through the section 106 agreement, financial contributions will be made to a number of local facilities including a community building, outdoor leisure, play area, allotments and education and healthcare provisions.

“This development represents an ongoing investment by Cala in Essex, joining our current Audley Chase development in Earls Colne and upcoming scheme at Beaulieu. We look forward to starting construction work on site in February 2021 with an aim to deliver the first homes next winter.”

The range of properties at Kelvedon will appeal to a wide range of purchasers including first-time buyers, growing families and downsizers. Ideal for commuters, the new development is just a stone’s throw from Kelvedon train station, with frequent services to London Liverpool Street in just 50 minutes. Families will be in the catchment area for an OFSTED-rated ‘outstanding’ school in the form of Kelvedon St Mary's Church of England Primary Academy, which also offers an Autism Support Centre.
