Prompted by a career move and the flexibility to work from home, Dario Scimeca, along with his wife and 3-year-old daughter, left behind their London two-bed flat for a spacious family home in Long Marston.

Our Fernleigh Park development is a stunning collection of 2,3,4 and 5-bedroom homes in a village setting, just five miles from idyllic Stratford-upon-Avon.

Set in a carefully thought out and landscaped environment created on the site of a former RAF airfield, the development integrates seamlessly with the existing green corridors which run alongside and around it. The area has abundant green spaces, cycle paths and countryside walks, including the new Stratford Greenway link, a traffic-free route connecting the village of Long Marston with Stratford, perfect for cycling, running or simply walking in picturesque scenery and nature.

Having previously worked in property, Dario knows the features and specifications to look for in a great home. He explains:

“I was aware of Cala’s reputation for quality so whilst visiting Long Marston from London on a recce of areas to relocate to, I booked an appointment to visit the Cala sales office and was immediately met with professionalism and impeccable service, which remained throughout my whole Cala experience.

“Two weeks after speaking with Cala, I put our two-bed London flat on the market and received an offer within three days.

“Throughout the entire process, the team has been great and incredibly personable. Their knowledge of the site, plans, drawings and technical details is excellent and when my flat sale was delayed, they honoured my reservation where other businesses may not have been so patient."

Dario and his family were drawn to a new build home, having had positive experiences with newer properties in the past. He adds:

“There’s nothing quite like moving into a brand-new home, from newly-installed kitchens and bathrooms to the peace of mind of knowing that your property is safe, energy efficient and low maintenance.

“I was looking for a new build in and around Cheltenham or Stratford upon Avon, where I could be close to family, accessible to London and enjoy green spaces in a familial community. Long Marston is just twenty minutes from my parents, transport links to London are good and it just seemed the perfect option for our growing family.”

Dario added: “I considered some other new build developments around our chosen areas but the customer service was far superior at Cala.

“Cala’s homes around this price range are far superior in my opinion compared to the competition in the Stratford area. The development is well laid out, lots of open space, amenities are a five-minute drive away, plus I have a large garage and driveway.”

The four-bedroom Osmore house type Dario chose is perfect for busy family life, with a spacious kitchen area on the first floor with an adjoining utility room. There is a formal dining room and sitting room for entertaining, relaxing or converting into a home office space, as Dario plans to do.

Upstairs the main bedroom has an ensuite and dressing room, bedroom two also features an ensuite, ideal for visiting family or friends. The two remaining bedrooms have use of the family bathroom, complete with bath and shower.

Dario continues: “Internally, the home really works for us. I work from home so for the moment I will use bedroom four as my office, however in the future I may relocate to the downstairs dining room should our family expand further. This will mean I always have a guest bedroom available for my wife’s family to stay when they fly over from Italy to visit.

“The kitchen island was also a big plus, its massive! I love the colour and worktops in the kitchen. The home feels grand from the outside and the feeling of space is excellent. One of the most exciting parts for my wife and I is the garage space, I will eventually turn this into a home gym space which we always wanted.

“Finally, my daughter’s bedroom will be opposite the main bedroom. Her room looks onto green open fields with trees, as does her downstairs playroom which is the feeling of space, health and nature we never had in London.”

Fernleigh Park is handily placed for country living and commuting alike with the facilities residents need and the networks to get to where they want to be. There is also a pedestrian route linking to shops at Meon Vale and its leisure centre with sports hall, gym, all weather pitches and community centre. Also, an integrated public transport system means locals can make greener choices in how they travel with viable alternatives to just hopping in the car.

Living in an area which lends itself to a healthy lifestyle was a large part of why Dario chose his Fernleigh Park home, access to fresh produce from the local farm shop to indulge his family’s passion for cooking was also a huge draw.

With a choice of highly rated schools and nurseries in the area, Dario and his wife have already chosen their daughter’s preschool and have peace of mind that local schools are rated good and excellent when it comes to applying for the next stage of education.

As Fernleigh Park evolves, the community will continue to grow. Plans for a proposed community centre, convenience store and lots more puts the needs of its new residents first and foremost so families like Dario’s can enjoy life at Fernleigh Park to the full.

Phase one of Fernleigh Park still has availability, with properties spanning 2,3,4 and 5-bedroom homes.

This brand-new village community transforms the former RAF Long Marston airfield, where the timeless beauty of the open countryside meets the comforts of a contemporary lifestyle.

The development is located on Campden Road, Stratford-upon-Avon, CV37 8LL; showhomes available to view include the 5-bedroom Solville, 4-bedroom Nenhurst and 3-bedroom Hurwick.
