The Bespoke Nessfield: M4 (3) Homes at Cala Limsi Grove, Hertfordshire:

Limsi Grove’s five M4 (3) compliant housetypes provide emphasis on a homeowner with additional accessibility needs being able to move in and continue to use the home straight away. This means there is space for:

  • A through-floor lift
  • A mobility scooter charging space
  • Electrical provisions for future door controls
  • Hoist tracks
  • Stair lifts
  • Doors and hallways wide enough to allow easy access to habitable rooms, such as the sitting room, dining room and kitchen/living area.

The kitchen and suitable worktop spaces have also been modified, as well as allowing for future adaptable height sinks & hobs. Extra transfer space has also been considered in the toilets and bathrooms, as well as flexibility in the latter should a wet room need to be introduced.

Optimised storage is provided across the ground and first floor, and fixtures and fitting are also well thought out to provide easy access.

As with all Cala homes, Limsi Grove’s M4 (3) homes include superfast broadband and numerous, easy to access sockets and data points make working from home a dream. The smallest bedrooms in our homes are equipped with a data point, as well as extra sockets and a TV point.

Wherever possible, secondary bedrooms are equally sized, ensuring space for families to thrive. Windows in all rooms in our homes have been designed and placed to give a sense of light and space throughout.

All our new homes comply with the latest Health and Safety standards, including modern consumer units and wiring, ample, well positioned sockets, easy to reach light switches, multi-point locks and mains powered smoke alarms, providing peace of mind for all.
