The home is where most people spend much of their time, and it has a huge impact on our wellbeing. We have ensured that careful thought has been put into every detail of the homes we build to ensure that everyone is able to not just live, but thrive, in their Cala home.
Our homes are thoughtfully designed to ensure easy access throughout, promoting wellbeing and flexible living, no matter who lives within the property or who may be visiting.
We ensure all of our homes meet new-build access regulations in England. All of our homes meet the visitable dwellings standards and our attention to detail ensures easy access from when they first arrive in our driveways, whether providing a ramp, or plenty of space in which to access the ground floor and garden area, offering a safe, welcoming and convenient environment for all.
Our new homes comply with the latest Health and Safety standards, including modern consumer units and wiring, ample, well positioned sockets, easy to reach light switches, multi-point locks and mains powered smoke alarms, providing peace of mind for all.
Within every Cala property, we have ensured our doors and hallways are wide enough and designed to allow easy access to habitable rooms. We also provide an easily accessible downstairs WC that complies with the relevant building regulations.
We provide optimised storage across the ground and first floors of our homes, and our fixtures and fitting are well thought out to provide easy access. All homes above 1,300 square feet also have easily accessible utility or laundry rooms incorporated, alongside spacious family rooms for many.
Our properties are also being designed with the future in mind, whether through adopting sustainable technology or allowing for customers to make adaptations to their home to help with accessibility in years to come.

For our designers, creating our portfolio of homes is about more than ensuring we fully comply with, and exceed where possible, the ‘M4 Category 1’ building regulations in England. We want to understand how families live and ensure that careful thought has been given to all aspects of a modern and sustainable lifestyle.
For example, our kitchens are designed to offer sociable, open plan living, but we also often provide separate areas for formal dining or work/study (or even a home gym where possible). In fact, for those who work from home, over 50 percent of our range of homes now have dedicated home offices designed with provisions such as superfast broadband and numerous, easy to access sockets and data points. Even where a dedicated study is harder to accommodate, the smallest bedrooms in our homes are equipped with a data point, as well as extra sockets and a TV point.
Wherever possible, secondary bedrooms are equally sized, ensuring space for families to thrive, and our wardrobes are built in and not ‘bolted on’ to improve flow around the home. Windows in all rooms in our homes have been designed and placed to give a sense of light and space throughout.
On some Cala developments, there are enhanced standards to provide ease of access for a wide range of occupants who may require additional support, including those with reduced mobility and wheelchair users, for example by providing a down stairs shower room, allowing peace of mind for those exploring buying a new build home.
